Community Management Software in the GCC
Manzhil helps owners associations, residential towers, and master-planned communities across the UAE, Saudi Arabia, Qatar, and the wider GCC automate service charge collection, resolve complaints faster, manage facility bookings, and communicate in Arabic or English — all on WhatsApp, with no new app for residents to download.

Most owners-association software asks residents to download another app, set up another account, and remember another password — and across the GCC's diverse, multilingual communities, adoption often stalls. Management offices end up running the WhatsApp broadcast list, the noticeboard, and the new portal side by side.
Manzhil works differently. Your community gets an official, branded WhatsApp Business number that handles service charge reminders with regional payment links, complaint intake with photos, facility bookings, and announcements — in Arabic, English, or both. Residents simply chat the way they already do every day, and your management office gets a single dashboard with full visibility and reporting.
Jointly owned property in Dubai is governed by Law No. 6 of 2019, which replaced the 2007 law and tightened how communities are run. Under it, owners elect an Owners Committee, typically between three and nine members, whose job is to represent owners and hold the appointed managing agent accountable. RERA, part of the Dubai Land Department, regulates the associations and the management companies, approves service charge budgets, and runs Mollak, the official platform through which service charge accounts are administered.
To be direct about it: Manzhil is not a service charge accounting system and is not a substitute for Mollak. Service charges stay where the regulator requires them to be.
What that framework does not address is the daily operational load, and that is the part that consumes a management office. A committee member fields the same maintenance complaint from four owners because none of them can see it was already reported. Reception keeps a visitor book. Parcels pile up with a handwritten log. Notices go out over email to addresses nobody checks, then again over WhatsApp because the email did not land.
Manzhil covers that layer. Residents message one official number to raise and track a maintenance complaint, book a common facility against a real calendar, generate a visitor entry pass, or check a parcel, in Arabic or English. The management office gets a queue with status, a resident directory, and broadcast for notices that genuinely must reach every unit.
